The City issued a notice of application and variance hearing for a property located at 5401 S 1st Avenue to construct a new single-family residence within the required side and rear setbacks and to exceed the maximum gross floor area. The regulations require 15’ side and rear setbacks for the M-1 zone. EMC 19.07.010(D) prohibits the gross floor area of dwellings on lots smaller than 5,000 square feet from exceeding 50% of the lot area. Deadline to comment on the proposal is 6/1/2018. Variance hearing scheduled on 6/14/2018.
